How do I make an Escrow Deposit?


Making an Escrow Deposit at London Foster is very easy. You can accompany your client to any Wells Fargo Bank, ask them to visit the bank themselves, or provide them with wire instructions. At London Foster you can also request an Escrow Deposit Card by accessing www.londonfoster.net, look under “Office Manager” and under the second tab labeled ESCROW DEPOSIT CARD. To make an escrow deposit you can access www.londonfoster.net, look under “My Deals” and under the first tab labeled DEPOSIT INSTRUCTIONS. There you will find an instruction video, all the deposit instructions, and two tables. The table on the left contains all the pertinent information, such as Account Number, Routing Numbers and Swift Code. Watch the video. There is also a PDF file you can share and an automated email you can send by typing your clients email address. How do I deposit my commission?

How do I request and Escrow Letter?


Having an Escrow Letter to show your client’s earnest interest in a property is an amazing tool for any Empowered Agent. Requesting this letter is very easy. At London Foster we can provide you an Escrow Letter in 15 minutes. Simply answer a few questions and supply a few photographs. Because our website was designed to be used as an application on your phone you can do this immediately. To request an Escrow Letter you can access www.londonfoster.net, look under “My Deals” and under the second tab labeled ESCROW DEPOSIT LETTER. There you will find an instruction video and an electronic form to fill out. Watch the video. Fill out the electronic form with your name, your email, escrow amount, escrow date, type of deposit, etc. Please make sure you upload proof of performance by including a photograph of the check and a photograph of the deposit receipt. If it’s a Wire a screenshot of the confirmation will suffice. Immediately, you will receive a confirmation email with the information you provided. Within 15 minutes you will receive a second email with a PDF file of your Escrow Letter for you to share. How do I submit my new listing agreement to my broker?


The ability to quickly submit any executed document to your broker is one of the great perks of being an Empowered Agent at London Foster. Make sure to immediately provide any executed document to your broker. The broker must always be aware of all contracts you are working on, in the company’s name. To submit a new listing agreement you can access www.londonfoster.net, look under “My Deals” and under the third tab labeled SUBMIT DOCUMENTS. There you will find an instruction video and an electronic form to fill out. Make sure to fill out the form and attach the executed contract. You will immediately receive a confirmation email with the information you provided. How do I submit an executed contract to my broker?


The ability to quickly submit any executed document to your broker is one of the great perks of being an Empowered Agent at London Foster. Make sure to immediately provide any executed document to your broker. The broker must always be aware of all contracts you are working on, in the company’s name. To submit an executed contract you can access www.londonfoster.net, look under “My Deals” and under the third tab labeled SUBMIT DOCUMENTS. There you will find an instruction video and an electronic form to fill out. Make sure to fill out the form and attach the executed contract. How do I request my commission?


When it comes to getting your money, at London Foster we are constantly looking for ways to expedite this process for our Empowered Agents. Commissions are paid 5 Days a Week from 10:00 AM to Noon. To request a commission you can access www.londonfoster.net, look under “My Deals” and under the fourth tab labeled COMMISSION REQUEST. There you will find an instruction video and an electronic form to fill out. Make sure to fill out the form and attach the pertinent documentation, from the list below: - Executed Contract - Executed Addendums to Contract - Estoppel Letter - Escrow Letter - Photograph of Escrow Check - Photograph of Escrow Deposit Receipt - Final HUD, Closing Document or ALTA You must make the commission request at least (2) two days prior the Walk Through. It is possible you may not have a Final HUD at this time. Please submit the preliminary HUD. You will immediately receive a confirmation email with the information you provided. Once you have the Final HUD, you can reply to the email confirmation and attach that document. How do I request my rental commission?

If you have The First Month’s Rent in Escrow, the Commission will be drawn from there. If you have to pay any part of the monies to a Realtor and/or Landlord, it will be drawn from there. You must make the commission request at least two days before the walk through. You will immediately receive a confirmation email with the information you provided. How to I obtain a CDA - Commission Disbursement Authorization?


A Commission Disbursement Letter is a very special perk we provide our Empowered Agents at London Foster. This grants permission from London Foster to the title company doing the closing, to cut two checks. The first check will be for London Foster, with the fee you would be paying from your sale. This check must always be deposited first at any Wells Fargo Bank. The second check will represent the remaining amount of your total commission, minus the London Foster fee. To request a CDA you can access www.londonfoster.net, look under “My Deals” and under the fifth tab labeled CDA LETTER. There you will find an instruction video and an electronic form to fill out. Make sure to fill out the form and attach the pertinent documentation, from the list below:

How do I set up an appointment for a Professional Headshot?


Providing our Empowered Agents a Professional Headshot is one of many FREE PERKS you receive by being a Empowered Agent at London Foster. To request an appointment for a Professional Headshot you can access www.londonfoster.net, look under “Marketing” and under the first tab labeled Headshot Appointment. Make sure to fill out the form completely. Add the day and time you would like to make the appointment. Appointments are in the Miami Beach office. You will immediately receive a confirmation email with the information you provided. If there is a conflict with the scheduling of this appointment, the photographer will contact you directly. Wear a solid top or blazer. Darker colors work best. Remember that navy blue is London Foster’s branding color. Try to avoid wearing heavy jewelry. How do I design my Professional Business Card?


At London Foster we are very proud of our branding and we want to share our strength in the market by providing you the very best in marketing materials. This includes our Professional Business Cards. To request a Professional Business Card you can access www.londonfoster.net, look under the “Marketing” tab and under the first tab labeled BUSINESS CARD DESIGN. Make sure to fill out the form completely. Choose between the horizontal or vertical design examples provided. Make sure to add your real name, phone number and email. You can also include a nickname in quotations. Choose your office, your title, and any other information you wish to include. There is an additional field to add a quote, slogan, or social media tag. Upload your professional headshot. If you do not have one, make an appointment to take one. You will immediately receive a confirmation email with the information you provided. Within 24 Hours you will receive a PDF file of the Professional Business Card Design and instructions on how to print the cards with our preferred vendor. You can utilize any other vendor, if you decide to do so, as the PDF is all you need to provide them. I want to have a website. How do I get started?


London Foster can easily prepare a branded URL, or website address for you. We will design the whole website and have it up and running in 48 hours. Provide Name, Email, License Number and Phone Number. Provide Email Information, Credit Card Information, and Press Submit. London Foster will do all the design and maintenance on the site for free. Within 24 hours a Recruiting Lead will reach out to the agent. They will be invited to join us at one of our London Foster 101 Trainings. They will also be given instructions on how to easily join London Foster at www.joinlondonfoster.com, our Recruiting Website. Once the agent has been fully onboarded, you will receive a $100 discount towards your next Sales Transaction Fee. My client cancelled a sale.  We are holding funds in escrow and we need those funds returned to the client. How do I proceed?


Cancellations happen. You will need to fill out a Contract Cancellation in Form Simplicity and have it executed by both parties. Once that document is ready you can access www.londonfoster.net, look under “Office Manager” and under the first tab labeled REFUND/RELEASE OF RSCROW. Make sure to fill out the form completely and upload the executed document. You will immediately receive a confirmation email with the information you provided. The accounting department will issue a check you can provide for your client. If you have an issue, please contact Escrow Department by writing them an email at escrow@londonfoster.com. You can also reply to the confirmation email you received.




My client cancelled a rental deal. We are holding funds in escrow, and we need those funds returned to the client. How do I proceed?


Cancellations happen. You will need to fill out a Release and Cancellation of Contract for Lease Agreement. Please have it filled out completely and executed by both parties. Make sure to fill out the form completely and upload the executed document. You will immediately receive a confirmation email with the information you provided. I heard at the London Foster 101 Training that we are entitled to an ATM Card. How do I get one?


All our Empowered Agents can request a London Foster - Escrow Deposit Card! This card allows you to make an Escrow Deposit at any Wells Fargo ATM. The card will be assigned to you and it will include a Pin Number that allows you access at the ATM. Go to www.londonfoster.net, look under “Office Manager” and under the first tab labeled REQUEST ESCROW DEPOSIT CARD. Make sure to fill out the form completely. You will immediately receive a confirmation email with the information you provided. The bank requires 6 to 8 weeks to process the order.




I want to do a Referral Agreement with another Realtor. What do I need to do?


Referrals are a great way to make additional income and provide your clients with superior service. Whether you are giving a client to another agent or accepting one from another agent; this should always be done in writing and with the approval of both brokers. Even if it is within London Foster you should always do it in writing and with the written consent of Bobby Mahallati, your broker. The first step is to look for the form in Form Simplicity and fill it out completely. You can also find a copy of it by accessing www.londonfoster.net, look under “Office Manager” and under the second tab labeled FORMS AND CONTRACTS. It is the seventh one down by name of REFERRAL AGREEMENT. You can fill it out and have the other agent’s broker sign their part. Once that document is ready you can access www.londonfoster.net, look under “Office Manager” and under the first tab labeled REFERRAL AGREEMENT. Make sure to fill out the form completely and upload the executed document. You will immediately receive a confirmation email with the information you provided.




Is there a place to get paperwork or documents from my broker?
